The construction of this renovation presented significant technical challenges due to its beachfront location. The biggest challenge was the installation of advanced underground building systems, including new plumbing, sanitation, and HVAC.
Given the proximity to the water table, it was necessary to create a fully waterproofed perimeter trench using bentonite to prevent any risk of seawater seepage and protect the underground utilities.
The construction focused on integrating the thermal envelope with the new exterior insulation, ensuring complete thermal break, which contributes to the home’s high energy efficiency rating. For the finishes, top-quality natural materials were used: the terrace flooring was clad with travertine marble imported directly from Italy, while solid cherry wood was used for the restoration of doors and shutters. For the interiors, microcement was chosen for the bathrooms and kitchen, a modern solution that combines minimalist aesthetics, durability, and easy maintenance.
