The property mediation process is therefore a natural extension of our services. Consequently the services required in the mediation process, from due dilligence (complete property check) to sales conveyance, etc. are all within our areas of competence and where Vives Pons has a competitive advantage as a ´One Stop Shop´.

Vives Pons assists in removing any possible risks when buying real estate in the Costa Blanca. A due diligence report, prepared by our in-house team of specialists, ensures that the legal, fiscal, architectural and construction status of the properties being sold is in order. These facts mean that a purchaser can buy with confidence.

Another important consideration is that while a real estate agent views a sale as a finite transaction, Vives Pons takes a long term view: the seller is already a client and the buyer is either a client or a potential client. Our objective is to retain both the seller and the buyer as clients after the transaction takes place. We have a major responsibility in making sure that the transaction runs smoothly in a win-win situation.

Both seller and buyer must feel happy with the transaction and our mediation, in an ambience of total transparency. The sales commission the seller would be paying Vives Pons would be less than dealing through a real estate agent, since Vives Pons would be deducting the cost of the Property Sales Package, described in Attachment 1. The buyer would be getting a piece of mind as Vives Pons guarantees the integrity of the purchase.

Vives Pons is developing an extensive network of agents in countries such as England, Scotland, Denmark, Germany, Russia, and Norway to attract foreign buyers, and will participate actively in real estate exhibitions in these countries.

The property being sold must have a valid Habitation Certificate. As part of the Property Sales Package, Vives Pons will check free of charge that all property documents are in order. However, the cost of correcting the problems and obtaining a valid Habitation Certificate are not included in the Property Sales Package and must be paid by the Seller.

Apart from guaranteeing the integrity of the purchase, the Property Purchase Package. (Conveyance) will be free of charge for the buyer.

Habitation Certificate.

This important modification in the law means that utility companies (electricity and water,) can no longer provide services or change the contract holder in the case of properties where an effective habitation certificate (CEDULA) does not exist. Town halls are now informing utility companies not to provide utility services in the cases of properties which do not have or have been denied habitation certificate.
